Thinking of buying land near a high-tension power line in India? A clean Patta, nil EC or DTCP approval may not tell you whether the entire plot is buildable. **Clean Patta. Nil EC. DTCP Approved. Great Road. Great Price.
**Then you look up.
A plot is priced 20% below everything else on the same road.
The documents look good.
๐ Patta? Clean. ๐ Encumbrance Certificate? Nil. ๐๏ธ Layout? DTCP approved. ๐ฐ Price? Suspiciously attractive.
You visit the property.
Two fields away stands a steel lattice tower.
Heavy conductors cross one corner of the boundary.
In the afternoon heat, you can almost hear them hum.
Suddenly, that discount looks different.
It may not be a bargain.
It may simply be the market putting a price on a problem you haven't measured yet.
โก FIRST: NOT EVERY POWER LINE IS THE SAME
In property conversations, people use โhigh tension lineโ for almost anything bigger than a household wire.
That is dangerous.
There are three very different categories.
๐ข LOW & MEDIUM VOLTAGE
Up to approximately 650V
These are the ordinary service lines you see running along residential streets.
Typical impact on property:
๐ข Minor ๐ข Normal clearance requirements ๐ข Usually little effect on property value
This is generally not what people mean when they warn:
โThere is an HT line near the plot.โ
๐ก HIGH-VOLTAGE DISTRIBUTION
11kV โข 22kV โข 33kV
These lines feed local transformers and distribution networks.
Now the issue becomes more serious.
They can affect:

In some circumstances, shifting or undergrounding may be technically possible through the relevant distribution utility, generally at the owner's cost and subject to approval.
But never buy land assuming:
โWe can shift it later.โ
Get that possibility in writing before you buy.

Now we are talking about the large steel towers and transmission systems carrying bulk electricity between substations.
This is the serious category.
Why?
Because the problem is no longer merely:
โHow close can my house be to the wire?โ
The bigger question becomes:
โHow much of my land sits inside the transmission Right-of-Way corridor?โ
And that can completely change the economics of the plot.
๐ก WHO OWNS LAND UNDER A TRANSMISSION LINE?
You do.
This surprises many buyers.
A transmission line crossing private property does not necessarily mean the utility has acquired ownership of the land.
You can still potentially:
โ๏ธ Own it โ๏ธ Sell it โ๏ธ Gift it โ๏ธ Inherit it โ๏ธ Hold title to it
But there is a catch.
You may own the earth while losing freedom over what you can do with the space above it.
A transmission easement can permanently restrict the use of the affected part of the property.
The utility also retains rights connected with inspection, maintenance and operation of the transmission infrastructure.
That creates one of the most important distinctions in Indian property buying:
๐ TITLE โ BUILDABILITY
A lawyer may tell you:
โThe title is clean.โ
That does not automatically mean:
โYou can build what you want here.โ
And this is precisely where many buyers stop investigating too early.
๐ง THE REAL ISSUE: RIGHT OF WAY
Every major transmission line has a Right-of-Way corridor, commonly called the RoW.
Think of it as an invisible strip running along the transmission line.
The tower is visible.
The wires are visible.
The corridor often isn't.
And that invisible corridor can be the most valuable part of your due diligence.

Corridor requirements can vary with the transmission system, conductor technology, configuration and applicable regulations.
Get the corridor width for the specific transmission line in writing from the relevant utility.
๐คฏ โBUT THE TOWER ISN'T EVEN ON MY PROPERTY.โ
That may not matter.
This is where buyers make an expensive mistake.
Suppose a particular line has a 22-metre corridor.
Roughly half extends to either side of its centreline.
That means the tower itself can stand outside your boundary while part of the corridor still extends inside your property.
Your boundary does not stop the transmission corridor.
So this sales pitch:
โSir, tower isn't on your plot.โ
answers the wrong question.
The correct question is:
โDoes any part of the applicable RoW corridor enter my survey boundary?โ
๐บ๏ธ MAP THE INVISIBLE BEFORE YOU BUY THE VISIBLE
Don't stand at the site and guess.
Don't pace the distance.
Don't rely on Google Maps.
Don't accept:
โLooks far enough.โ
Get it surveyed.
You need:
Transmission centreline โฌ๏ธ Confirmed corridor width โฌ๏ธ FMB / survey boundary โฌ๏ธ Corridor edges plotted onto your property โฌ๏ธ Net buildable area calculated
That final number matters enormously.
๐๏ธ CAN YOU BUILD UNDER A HIGH-TENSION LINE?
For a transmission-class line, the practical buyer's rule is:
๐ซ Do not assume you can construct inside the transmission corridor.
There are also statutory horizontal and vertical safety clearances governing buildings near overhead lines.
The higher the voltage, the more serious these requirements become.
And there is another responsibility buyers often miss.
Before erecting or altering certain structures near existing overhead lines, applicable electrical safety rules can require notice to the supplier and Electrical Inspector.
That responsibility can fall on you.
Not your broker.
Not the seller.
You.
๐ฅ โFINE. I'LL USE THAT PART AS STORAGE.โ
Not so fast.
Safety restrictions around overhead conductors can also affect:

So the affected portion of a plot cannot automatically be rescued by saying:
โI'll just use it as a godown.โ
or:
โI'll plant trees there.โ
or:
โI'll put a shed underneath.โ
The restriction must be understood before you assign a use to the affected area.
๐ฐ COMPENSATION: THE PART EVERY SELLER LOVES TO MENTION
You may hear:
โDon't worry. Government gives compensation.โ
That statement needs several more questions attached to it.
Under the applicable Ministry of Power RoW compensation framework for qualifying transmission infrastructure, compensation can involve amounts connected with:

Compensation linked to the affected tower-base area.
โก RoW Corridor
Compensation for diminution in land value associated with the affected corridor.
๐ณ Crops & Trees
Crop and tree damages may be treated separately.
But here's the buyer's problem.
๐จ WHO ALREADY GOT THE COMPENSATION?
Imagine the line was constructed eight years ago.
The existing owner received compensation.
Today, he sells you the land.
You receive the restriction.
He may already have received the compensation.
That's why every buyer should ask the seller in writing:
โWas any compensation paid for the tower, transmission line, Right-of-Way, crops, trees or diminution in land value affecting this property?โ
If yes:
๐ When? ๐ฐ How much? ๐๏ธ By whom? ๐ For what exact area? ๐งพ Where is the order/receipt?
This information can also help reveal the actual corridor history.
๐งฎ NEVER CALCULATE THE DISCOUNT ON GROSS AREA
This is one of the most important calculations in the entire guide.
Imagine:
Plot size
10,000 sq ft
Normal market price
โน1,000/sq ft
Normal value:
โน1 crore
Seller offers it for:
โน80 lakh
Fantastic.
20% discount.
Except the transmission corridor effectively sterilises 3,000 sq ft of the land you actually wanted for construction.
Your practical buildable area is now approximately:
7,000 sq ft
So you are effectively paying:
โน80,00,000 รท 7,000
= โน1,143 per usable sq ft
Meanwhile, the normal unrestricted property was:
โน1,000 per sq ft.
Your โdiscountโ just disappeared.

๐ฆ THE SECOND PROBLEM ARRIVES WHEN YOU SELL
You may personally be comfortable with the transmission line.
Your future buyer may not be.
And their bank may not be either.
Properties affected by or close to transmission corridors can face:

So the real financial damage may not appear when you buy.
It appears when you try to leave.
๐ง HEALTH: WHAT SHOULD A BUYER ACTUALLY THINK?
This topic produces plenty of fear and plenty of bad information.
Extremely low-frequency magnetic fields associated with power lines have been studied for decades.
The International Agency for Research on Cancer has classified extremely low-frequency magnetic fields as Group 2B, possibly carcinogenic to humans, based particularly on epidemiological evidence concerning childhood leukaemia.
That classification does not establish that ordinary residential exposure causes cancer.
The scientific picture remains more nuanced than either:
โPower lines definitely cause cancer.โ
or:
โThere is absolutely nothing to think about.โ
For a property buyer, however, there is a much more immediate and measurable risk:
๐ Property value.
Even if you personally have no health concern, your future buyer may.
That perception alone affects demand.
And demand affects liquidity.
๐ OTHER REAL-WORLD ISSUES
High-voltage infrastructure can also create practical nuisances.
Depending on the line and conditions:
โก Audible corona noise ๐ป Radio/TV interference ๐ฉ๏ธ Lightning considerations ๐ง Maintenance access ๐ฉ Induced voltage concerns around certain long metal structures
These are not necessarily reasons to reject every nearby property.
They are reasons to visit the property properly.
Go during different conditions if the purchase is significant.
A plot can feel very different on a quiet January morning than during humid monsoon weather.

Then you have several additional checks.

Tamil Nadu planning rules require relevant power-line alignments to be reflected in layout documentation in applicable circumstances.
This gives you a powerful verification tool.
Ask for the actual sanctioned layout drawing.
Not the marketing brochure.
Not the colourful sales layout.
The approved plan.
If a large transmission line visibly crosses the site but does not appear on the supposed approved plan:

Something needs explaining.
โก TANTRANSCO OR TANGEDCO?
This distinction matters.
For transmission-class infrastructure, you may be dealing with TANTRANSCO.
For distribution infrastructure, you may be dealing with TANGEDCO.
You want written confirmation concerning matters such as:

An EC primarily tells you about registered transactions and encumbrances captured by that system.
It does not replace a physical site inspection, utility verification or corridor survey.

The presence of a transmission line does not automatically make land worthless.
Suppose the corridor merely clips a corner where you planned:

Then the practical loss may be small.
Or perhaps you are buying five acres and the corridor affects only a narrow strip.

Then the discount may genuinely compensate you.

Imagine a small residential plot.
The transmission corridor runs diagonally through the middle.
You want to build a villa.
Now the restriction affects the very area you bought the land to use.
That is a completely different investment.

Can I build a house under a high-tension transmission line?
Do not assume construction is permissible within a transmission RoW corridor. The specific corridor and applicable CEA/planning requirements should be established for the line and property before designing or purchasing.
Do I still own land underneath a transmission line?
Generally, title can remain with the landowner while transmission rights and restrictions affect use of the property.
Will my EC show the transmission corridor?
Do not rely on an EC to identify transmission restrictions. Verify the site physically, obtain utility information and map the applicable corridor against the survey boundary.
Can I shift an HT line?
Sometimes shifting or undergrounding may be technically possible depending on the type of line and utility requirements. Never assume it. Obtain written feasibility and cost information before purchasing.
Will a bank finance property near an HT line?
It can depend on the property, structure, corridor, technical valuation and lender policy. Check with the intended lender before paying an advance.
Is a property 50 metres from an HT line automatically safe to buy?
